A lot of traffic, too expensive for most people, and a lot of it is concrete sprawl. But it has a great tech economy and a lot of things to do in the surrounding areas, so overall FV.

That's the silly south end to the vastly superior North Bay, San Francisco, and East Bay...but FV since it is basically where I grew up.

Oakland's still better though.
