Is it really that unlikely that D.C. will go republican at some point?

Would it not be enough with 1) higher house prices -> increasingly rich/white demographics and 2) a political alignment that is more economy based (i.e. rich people voting Republican enough to offset other issues that might make people vote Democrat).

Highly unlikely (especially with the rise of Trumpism) but I've thought of a scenario:

- Republicans improve relations with the African-American community and regularly win around 15-20%.

- A Democratic President embarks on a very unpopular war in 2049.  A libertarian Republican wins in a 50-state landslide in 2052, but loses DC by almost 50 points.  Libertarianism becomes the dominant ideology of America for the next decade as the Democrats are at their weakest since the 1920s.

- The government massively shrinks and entire agencies are gutted or abolished.  Many federal employees leave DC and find work in state or local government or the private sector.  Meanwhile, people from elsewhere move to DC.  In mayoral elections the Republicans start winning up to 40% of the vote on occasion.

-Finally, In 2072 a strong left-wing third party candidate takes enough votes from the Democrats for the Republican candidate to win with 45% of the vote.  The National Republican Party starts investing in DC and the District becomes competitive.  DC is classified as a "swing district" by 2080.
