What is it about brand new suburban developments that make them so extremely Republican?

Only Republicans want to live there. Because it's so new, nearly everybody there has chosen to live there. Apparently, the area doesn't appeal to Democrats.

Does this have to do with social conservatism, economic conservatism, or both?
